This newsletter has been posted to and we ask that you review it on-line since we have links to our 2018 HPR Budget, our 2018 Regime Fees Schedule With a 2% increase), and our very detailed 2017 Annual Meeting PowerPoint slides and 2017 Annual Meeting Minutes.

2017 Annual Meeting: Our Annual HPR Meeting was held December 7, 2017.  We had excellent attendance (both in person and call-in), and we established a quorum.

Election: During our December 7, 2017 Annual meeting we held an election for 2 expiring Board positions, and after taking nominations from both the floor and via mail, an election was held and Brian Swan and Stuart Reeves were re-elected to our HOA Board for a 2 year term.

Regime fees for 2018:  Your Board approved a 2% increase in our 2018 Regime Fees, and just as in years past, 100% of this increase will go to our Long-Term Reserve Account.

Cash: As of 12-4-2017 our current cash and cash equivalents are $1,261,957.00, of which $23,292.00 is Operating, and $1,238,665.00 is in Wells Fargo Money Markets. Reminder:  Our upcoming 2018  dredging project will cost us approx. $500K)

Accounts receivable: Delinquent regime fees are:

$    7 K        0-30 day category

$   22K       30-60 day category

 $    4K      60-90 day category

$    52K    greater than 90 days and in collection status (liens and Small Claims Court actions in process)

If you are one of the above individuals, you need to address your financial responsibilities immediately!

HOA Management Contract:  Your Board has signed a 5 year Marina Management Contract with AtlanticMarineHoldings (AMH), and this contract goes into effect on 1-1-2018.

2017 recap of marina improvements:

-New elevated lift station/electrical/circuit board

-New security cameras

-Parking lot:  New gravel and energy efficient lighting

Dredging Update:  With all required permits in hand, our dredging is currently out for bid and we expect this project to start in Jan/Feb 2018, and parking lot restrictions will be in affect so stay tuned for more details.

Fuel piping update: Marine Fuels will begin replacing their gas and diesel lines located under the HOA docks on 1-15-18. Plywood will be placed on our docks as work is being completed for approx. 10 weeks.

Dockside fresh water is NOT to be used on vessel air conditioning systems.    Reminder to all slip owners that Marina Rule and Regulation #26 specifically prohibits use of our marina’s fresh water to be used in cooling vessel A/C’s. Your Board has required marina staff to monitor this weekly, in order to keep our water bill under control. Non-compliance fees and eviction notices will result once a slip owner has been notified.

Enforcement of Marina Rule and Regulation # 4: VESSEL CONDITION: “All vessels must be maintained in working order and in good operational condition.  Vessels shall be kept clean and slightly. The Association manager shall have the right to have any un-kept, unsightly vessels repaired and/or cleaned (including corrosion), at the slip owners expense.”

Effective 1/1/2016, your Board directed marina staff to begin notifying slip owners of all unclean and unsightly/unseaworthy vessels.  To date, we’ve made good progress in cleaning up and repairing many unsightly and unseaworthy vessels, and staff continues to monitor all vessels weekly.  However, failure to respond to our marina staff and/or comply with Rule and Reg #4 will result in monthly non-compliance fees to the slip owner, as well as the vessel cleaning cost, and a revocation of any parking pass for that boat slip. Several vessels have been recently evicted due to their failure to comply.
